Each of these classes of properties has its own advantages and disadvantages.  If you acquire a Class A property, it’s coming to you in a highly-desirable condition, and that means that it likely won’t need any major renovations in the short term.  You’ll also probably be able to charge a relatively high price for rent right away, and the overall risk with these properties is relatively low.  On the other hand, acquiring these properties usually requires a larger up-front investment, and charging high rent prices right away leaves less room for growth in the future.

Class C properties, by contrast, often need renovations right away and aren’t generally as desirable to potential high-income residents, which makes them a riskier investment.  The upside, though, is that if you’re willing to invest time and money, the growth potential at a Class C property is great.  Class B properties, as you might expect, are situated between Class A and Class C properties in all of these areas.

The right class of property for you depends on your goals and ability and willingness to invest.  Having knowledge of the differences between the property classes, though, will allow you to make an informed decision about any property you might consider purchasing.

How to Child-Proof Your Multifamily Building for Increased Safety

Whether you’re a parent or not, the most important thing is to keep children safe.  It’s especially essential to prospects that have families, and to you as a property manager. It’s against the law to discriminate against families with children, so you must assume they’ll be living at your property at some point (if they’re not already). Either way, it’s crucial that you follow child-proofing methods to prevent an accident where you might be held accountable.

Child-proofing Stairs:

Accidentally falling from such a high level can lead to major injury or even death. In some states (like New York, for example), window guards must be installed in a multifamily building containing three or more units if a child under the age of 10 lives there. However, even in states that don’t legally require them, you should still consider it anyway. It’s a very small investment to avoid being held responsible for an accident on your property. 

Smoke Detectors and Carbon Monoxide Detectors are Required Safety Protocols:  

A working fire alarm can be the difference between life and death for residents. Whether you have children on your property or not, as a property manager, you are legally obligated to make certain that your smoke detectors work. 

Frequently check all smoke detectors and carbon monoxide detectors during routine inspections. You never know how many of your residents might have tweaked the alarm for whatever reason.  Prevent anything unsafe from happening all together by monitoring them. 

Limit Liability For Pools and Fencing: 

Fencing can go both ways. It can either be a hazard prevention or a safety hazard in itself depending on how and where it was put. If you have fencing anywhere on your property, especially surrounding a resident pool, follow these hazard-prevention guidelines. 

A child’s foot can get caught in chain-link fencing, so unless slatting is installed, a chain-link fence should have a mesh size of no more than 1.25 inches. In addition, child-proofed fences for pools need to be at least four feet high and have rails that aren’t more than four inches apart. This will prevent the little ones from trying to climb it like it’s the monkey bars.

Establish a clear idea of what you want to accomplish before creating your social media accounts or uploading your logos. Your goal will lead you through your social media experience so your messaging is targeted and clear to your audience. 

2. Identify your target audience

To start, it’s important that you know who your target demographic is and what social media platforms they use. Consider your target audience’s:

  • Age (Millennials, Gen X, or Boomers?)
  • Location (City, suburbs, or rural?)
  • Hobbies and interests
  • Lifestyle (Do they work from home or go to the office?  Do they live with their family or alone? Do they live with roommates?)

Creating a persona of your target customer will help you post content that interests them. 

3. Create a plan

Prior to publishing your first post, you need to create a plan that you will stick with.  You can make adjustments along the way, but to start, your plan should highlight:

  • The type of content you will post on each platform
  • Where you will source content (Will you take original photos, share blog posts, repost user-generated content, etc.)
  • Your posting schedule 
  • Tasks for you and each member of your team to complete
4. Analyze the results and adjust

Lastly, one of the best ways to improve your social media marketing efforts is to analyze the results and adjust as needed. Every social media platform provides metrics that include how many people saw your post, clicked on it, reposted it, and so much more! Take time to go over your social media analytics and take notes.
