The Best Way to Manage Outdated Residents Using ManageGo Software

Today we’re releasing another highly-requested feature: Easier management of residents that are no longer residing in the building. 

To help clean out the residents in your dashboard to show active renters, we’re introducing a feature that lets residents report outdated roommates or previous residents that are still registered to their unit.

Residents will now see a list of other renters registered to their unit when they log in from the website or mobile app, and they can easily report those renters as outdated.

Once they report it, you can easily go through each one and deactivate the residents that are no longer living in that unit. You can see the outdated residents in your ManageGo Notifications tab, or you can click in the daily email to quickly approve/decline each one. 

To turn on email notifications for this feature, log in to your ManageGo dashboard and enable it by going to Settings > Account > Notification Types > Tenant and check the email named “Roommate Tenant Outdated”.

P.S. You can also always deactivate bulk outdated residents by going to Tenants tab in ManageGo and selecting multiple residents, and then clicking Change Status on top of the page.

Preventive Maintenance Just Got Better: Scheduled and Recurring Tickets

With our recent release of the new ManageGo interface, we’ve added a highly-requested feature to maintenance tickets.

You can now schedule requests in advance, and set up an automatically recurring schedule for requests. This is very useful for tasks that repeat themselves, like monthly or annual preventive care, asset inspections, permit renewals, and walk-throughs.

We made it very flexible and easy-to-use so you can get the most out of this new feature.

Another one of the features that we included adds a checklist option to all tickets. You can specify a detailed list of tasks to be done for a particular ticket, and follow along as they get checked off one-by-one. You can also set up checklist templates which you can drop into any maintenance ticket.

How to Accept Check Payments Like a Pro with Lockbox

We’re excited to announce that Lockbox check payments are now available to all your residents! Check payments will be deposited in your bank account just like ACH payments, and they’ll be reflected on the payments page in ManageGo.

Put an end to check handling by having your residents send checks to your own ManageGo address, and we’ll process and deposit the checks into your account.

  1. Residents send checks by mail to a unique address
  2. We process and deposit the checks to your bank account
  3. We display the incoming payments on the ManageGo admin website
  4. We post the incoming payments to your accounting software

How to Accept Cash Payments in the Digital Age with MoneyGram

We’re excited to announce that MoneyGram payments are now available to all your residents. Cash payments will be deposited in your bank account just like ACH payments, and they’ll be reflected on the payments page in ManageGo.

Put an end to cash handling and money orders, by having your residents submit cash payments through MoneyGram or a MoneyGram affiliate.

When you log in to your account on ManageGo, you’ll see a unique MoneyGram Unit Code next to each unit. Your residents can use this code to make payments to their unit. (The Unit Code is also displayed in the Profile section on the resident portal).

We prepared marketing materials and letters that you can send to your residents to notify them about MoneyGram payments, and also to explain the process.

How it works:
• A resident walks into any MoneyGram location
• They complete the standard payment form, and include their unique Unit Code
• MoneyGram notifies us of the payment
• We deposit the money in your bank account
• We display the paid amount on the ManageGo portal

To get started with MoneyGram, call us at 212-300-7950 to enable it for your account. Once we turn it on, just notify your residents and tell them where they can find their Unit Code!

Maintenance Has Never Been Easier! Integrate Your Requests with RentManager Today

In addition to our payments integration with RentManager – where we automatically import rent payments in real time – we now also do the same for maintenance tickets!

When a resident creates a maintenance request via the ManageGo app, website, or email, we will also create a RentManager Issue.

Maintenance requests will also be updated with the current status, so you can easily track open and closed tickets.

How Managing Millennial Residents Is Different (Everything You Need to Know)

“You can’t win ‘em all,” is the catch-phrase of the millennial parent, sighing into a bowl of soup as their full-grown child sits across from them, eyes glued to their phone. Millennials are a new generation of adults, and like any generation they have new tastes, new slang, and more importantly for you, new renting habits.

When a resident moves into your property who is quiet, polite and pays rent on-time, you might think, “don’t ever leave me.” On the flip-side, when a resident comes in with an arsenal of 20- 30 years of tried-and-true excuses, you will want to head-off any problems that might arise.

According to PEW, more than half of millennials still live at home with their parents.

This means that when a millennial moves into one of your properties, you are a coin-flip away from replacing Mom and Dad.

This could mean any number of things but, most importantly, it means that you need to be organized and prepared because they may not be.

Here are some tips on how you can better manage millennial renters.

 

Set up an organized system of reminders:

Email is still an essential tool for spreading important information, be vigilant with providing emails regarding payment reminders, event announcements, and property updates. The golden rule is: if you want people to know, make sure it’s in their inbox.

However, many millennials may be detached from email as a primary form of communication. Some companies go a step further like ManageGO with their Mobile Payment Application.

Millennials are, in the end, normal adults. The most important aspect of handling millennial renters is, don’t assume.

  • To share a file with a resident, upload the file to the resident’s file folder
  • To share a file with all roommates from a unit, upload the file to the unit file folder
  • To share a file with all residents from a building, upload the file to the building file folder
  • Click “Share this document” to share the file with your residents

When you share files with residents:

  • They are notified instantly
  • Files are saved to the resident/unit/building file
  • Residents can login to their account and retrieve or download the file you shared with them anytime
